For buildings of any size, there are numerous requirements and what seems to be a never ending To-Do list for building managers and committee members. When was the last time you took a walk around your building with a fresh set of eyes and picked up something that needed attention? "Not recently enough" is a very common answer that we hear when we ask building managers, committee members and owners this question. Do you know what the caretaking agreement entails and what should be getting done on a daily, weekly, monthly basis? That's where we come in. We know caretaking agreements backwards and with a quick physical glance around a property , we can determine if there may be some areas that require some extra attention or have been neglected recently. We work with building managers and committees to overcome these problems and get the property back on track. For smaller buildings, the task of identifying issues and ultimately rectifying them lies with the committee who are generally all volunteers in their roles. For a small fee, we can be the fresh eyes your building may need, as often or as little as you may need it!
The scope we offer within this service is extensive and all depends on what our clients want to achieve. We undertake some services as small as an annual onsite visit to confirm that the caretaker is compliant with their agreement and all obligations are being met. We also undertake extensive reviews of buildings and provide hundred page reports with photos of areas that need to be addressed. For smaller buildings, we generally offer a detailed report to identify and rectify items from walls with damage, tile staining, potential future leaks, garden rejuvenation, etc. Depending on each individual Body Corporate, this type of finding can lead to more regular onsite visits and further training if required.
At the end of the day, some Body Corporates are paying hundreds of thousands of dollars annually to the caretaker of the building without any awareness of what these funds are actually for. Body Corporates across Queensland are taking control of their own understanding and are choosing to finance an audit to educate themselves. From as little as 1% of an annual salary, members are getting the feedback they need to ensure that their investment is being looked after adequately.
