There is no annual programme in a short term letting property as important as preventative maintenance, especially with the light COVID-19 has shone on cleanliness in the hotel and serviced apartment industries. Does any building manager want a guest or tenant looking around their apartment and wondering the last time some areas had a thorough clean?
It's not just about appearances though. We have saved buildings and their owners thousands of dollars by adding items to a preventative maintenance schedule with smaller, annual costs to identify areas that may be a future concern before they occur. For example, at a Gold Coast property, each apartment had a ducted air conditioning system with a large condensation tray in the ceiling in the dining area. These trays were prone to filling up during summer with increased use and the outlets became blocked frequently, especially when guests weren't using them correctly. With no other path to escape, the water simply overflowed from the tray and came out through the ceiling. Not only did this cause extensive ceiling damage in multiple areas, it also put the apartment offline and unable to be sold for several days. And of course this would always happen on a Friday afternoon on a 100% occupancy weekend...
Once we discussed this with the building manager, an annual service was scheduled and the property did not experience any further issues with overflowing lines. The annual service was less than $75 per apartment and prevented repairs of up to $4,000 per apartment that the manager (and apartment owner) was experiencing prior to this.
